The minimum rental period for all properties ( condos, apartments, houses, shop houses, etc ) is determined by the property owners. Most insist on 1 year leases but a few will accept 6 month rental periods. We do not deal in shorter term rentals as they are illegal in Thailand unless the property has the appropriate licenses ( condominiums do not ).
We list properties on the Bkkdeluxe website for free. We charge the owner, wishing to rent their property, the standard commission rate of one month’s rent for successfully signing up a tenant to a 1 year rental contract. For the owner wishing to sell their property, we charge 3% of the sales price for finding a buyer that leads to a successful sales contract. There are no charges for rental clients or prospective buyers.
This is at the disgression of the condominium owner. Typically, for a Bangkok rental condo, it is 2 months rent for the security deposit and 1 month advance rent.
